Please thoroughly review all terms and conditions set out below.
Any monies received by the proprietors for occupancy of The Cape Cottage, indicate the acceptance of the terms and conditions set out below.
All funds are in Canadian Dollars.
The Cape Cottage is a self-catering and self- house keeping cottage.
Parents are responsible for their children!
Check-In/Check-Out Times:
Please understand that we ask for a picture ID of the renter upon booking.
Early check in or late check out, if available, can be arranged for an additional fee of 20.00.
Check-in time is 3:30 PM – 09:00 PM
We will make every reasonable effort to ensure that the property is in all respects ready for occupancy at check-in. Please inform us in advance about your expected arrival time so that arrangements can be made to provide access and show you you arround.
Check-out time is before 10:00 AM
unless prior arrangements for an alternate check-out time have been made with us. Otherwise, there are no exceptions to the check-out time. Please return keys to us before leaving the property.
Payment plan:
50% down payment due upon booking. The down payment can be made by Interac e-Transfer through your Canadian online banking or PayPal.
Final payment is due upon arrival. Final Payment can be made cash, by Interac e-Transfer through your Canadian online Banking 2 days before check-in or by PayPal 2 days before your arrival.

Cancellation policy:
Due to our size and the nature of our business, we have to apply a cancellation policy. For cancellations received more than 60 days before check-in time we will refund 100% of your down payment. A handling fee of 20 CAD will be deducted. For cancellations received between 60 and 30 days before check-in time we will refund 50% of your down payment. A handling fee of 20 CAD will be deducted. Thank you for your understanding that there will be no refund for cancellations received less than 30 days prior check-in time. We therefore strongly advise you to have adequate holiday insurance to cover you against cancellation. Holiday insurance is not compulsory but is strongly recommended to protect you in case you had to cancel your booking, as well as to provide you with full protection against loss, damage and theft during your stay. We shall not be liable of any losses which are not foreseeable consequences of us breaching this booking contract.
Security/Damage deposit and guidelines during your event or vacation:
A refundable security/damage deposit is payable either in cash upon check-in or 2 days before check-in by Interac e-Transfer through your Canadian online banking or PayPal.
We ask for a refundable damage deposit with each booking. The amount varies according the type of event or the length of stay. This deposit is to cover our costs for any damage or breakages while your stay.
We consider that it goes without saying that guests are required to respect our property and its contents. Therefor you agree not to cause any damage to the property and its contents nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties. You also agree to keep and leave the property and the furnishings, including items such as kitchen equipment, pots, dishes and glasses clean and in good condition. All furnishings, linens, appliances, utensils and all other personal property are provided for the comfort of the Guest(s) and must remain upon departure. Any loss of or damage to personal property in excess of normal wear and tear will be charged to the Guest(s).
We will refund the full amount of the damage deposit if we find everything in order upon your departure. Deposit will be refunded not later than 7 days after your departure by Interac e-mail Transfer or PayPal.
Refund Policy
The proprietors cannot guarantee against mechanical failure of the heating system, televisions or other equipment or appliances. Please report any inoperative equipment to us immediately. We will make every reasonable effort to have repairs conducted as quickly and efficiently as possible. No refunds will be made as a result of failure of appliances or equipment. No refunds will be issued for early departures or for delayed arrival.
Linens and Towels:
Linens, pillows, sheets, duvets and towels are provided and are not changed during the course of your stay. Similarly, we provide a supply of bathroom tissue, paper towel and garbage bags on check-in and these are not replenished during your stay. It is suggested that Guest(s) bring supplies such as bathroom tissue, paper towels, napkins, foil, etc., as well as beach towels.
Septic System:
Please note that you must not flush any sanitary towels or other waste products except toilet paper down the toilets. Other than toilet paper will cause major damage to our sensitive septic system which will be very costly for you and might even not be covered by the damage deposit.
Please do not drop any cooking oil into the sink.
Occupancy:
You cannot allow more people to stay overnight in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the property. You also agree to allow us or any representative of ours access to the property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this contract. Guests must leave the property in the same condition as when they arrived. Guests must return all keys. Lost keys may require locks to be changed. Replacement costs will be charged from the damage deposit.
Power and Internet:
Electrical power and/or Internet and /or satellite TV may be interrupted in the event of for instance a storm, keep in mind should this happen it`s out of our control and it may stay off a little longer than it would in the city. We suggest you bring a few flashlights for emergencies. However, there are emergency power backup lights in each floor. Also, if the power does go out, remember that the water system and toilets operate on an electric pump. Please do not run water if the power is out. We are not responsible for any damage or inconvenience caused by power failure.
Cleanliness and Waste Disposal:
Please leave THE CAPE COTTAGE in the clean and tidy condition in which you found it.
Please use the BLUE, GREEN and CLEAR garbage bags according to the table provided.
Smoke Free Cottage:
We are pleased to provide a smoke-free environment at “The Cape Cottage” for all our guests. Guests are requested to note that smoking is not permitted in "The Church House". If guests ignore this non-smoking rule, a deduction of C$ 250.00 will be made from the damage deposit. We accept e-vapour and you may smoke outside.
Pets:
Pets are permitted only upon prior written announcement and agreement with us. We do not accept cats. (regular pet fee C$ 30.00 per pet and stay). Please remove droppings from the lawn.
Unauthorized pets present on the Rental Property may result in eviction and loss of rents and/or security/damage deposits. Sorry, we do not allow cats.
Pests:
while we make reasonable efforts to control the presence of pests, the presence of flies, mosquitoes, mice and other insects and vermin is unavoidable. Should you experience a pest control issue, please advise the Agent.
Campfire Rules:
Please check daily the New Brunswick government link if you plan to have a camp fire in our fire pit to ensure that there is no fire ban at that time. http://www.gnb.ca/public/fire-feu/dbpmap-e.asp
Failure to do so may result in a high fine from the fire department.
Never leave fire and children unattended.
Please extinguish fire before you leave the fire pit with the provided garden hose.
Indemnification and Hold Harmless:
Guest(s) agree to indemnify and hold harmless the Agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s).
Violation of Agreement:
violation of this terms and conditions may result in termination of the Agreement, following which Guest(s) shall immediately vacate the premises and forfeit all rents and security deposits.
Acts of God:
We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
