NON SMOKING PROPERTIES - This is a non-smoking home. Please utilize outside areas away from the building in consideration of our non-smoking guests. Please do not discard smoking material on the ground. If smoking is detected you will be held liable for any damage done.*
PETS – Sorry-due to the high quality of this unit & furnishings we do not allow pets. If a pet is detected you will be held liable for any damage done by the pet. You will also be liable for the de-contamination process to put the home back to its original pet free condition.*
*SECURITY/DAMAGE DEPOSIT - The owner does not require a damage deposit as the majority of guests treat the property respectfully. If damage is discovered or excessive cleaning is required after renter checks out, RENTER AGREES to reimburse the owner for the costs of repair, replacement or extra cleaning.
CHECK-IN AND OUT - Check-in time is after 3 P.M. MST and Check-out time 10:30 A.M. MST. No Early Check-ins or late check outs. There are No refunds for early departure.
CHECKOUT POLICY – Please turn all thermostats (3) all of the way down; all lights should be turned off; dirty dishes and utensils are to be placed in the dishwasher and the dishwasher is to be started (soap is provided).
PAYMENT- An advance payment equal to 50% of the rental fee is due at time of reservation. All advance payments will be applied toward the condo rental. Payments can be made in the form of Credit/Debit Cards (MasterCard, Visa, Discover), Electronic Funds Transfer or E-Checks. The remainder of the rental fee and cleaning fees is due 30 days prior to check in. If reservation is made 30 days or less prior to check in, 100% of the rental fee and cleaning fee is due at the time of reservation.
CANCELLATIONS- Cancellations that are made more than 30 days prior to the arrival date will incur no penalty and a full refund will be made. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date, forfeit the base rental amount of your reservation. If we can re-book the property, we will gladly refund the amount that we were able to re-book. Any early departure does not warrant any refund of rent.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to four (4) persons. This condo was designed for the quiet enjoyment of our guests and is NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity. If it has been determined that more than the approved number of guests are staying at the house, you will be asked to vacate immediately and no refund or security deposit will be returned. This property requires a two (2) night minimum stay during regular season and a four (4) night minimum stay during holiday seasons. If a rental is taken for less than the minimum number of nights, the guest will be charged for the full minimum nightly stay.
SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. All trash is to be removed at the end of each reservation. Daily trash removal is not provided, however, there are dumpsters at the North or South end of the condominiums.
ALCOHOL- Alcohol is allowed at all of our homes to anyone over 21. Although excessive drinking, heavy partying and loud carousing are not permitted.
ORDINANCES- Our condominium is located in an HOA. There are specific rules that pertain to this area. These rules are posted in each individual condo.
QUIET HOURS- We ask our guest to please respect others in the building by adhering to quiet hours between 10:00 pm and 8:00 am.
FIREPLACES- When enjoying a fire in your unit, open the damper before starting a flame. Please do not leave the fire unattended. Upon leaving the unit, make sure the fire is completely out. If you run out of firewood, there is more located in the wood shed between the Snowdon building and the parking garage of the Silverton bldg. Do not leave fire unattended at any time. Never dump hot coals on ground or in trash can.
HOT TUBS- Pool and hot tubs are for use by homeowners and registered guests. Children are not allowed without adult supervision. There are certain health risks associated with the use of a hot tub. Use at your own risk. We are not liable for any accidents or mishaps.
TRASH- Any and all trash left outdoors can and will attract wildlife. We have provided protected trash dumpsters at the North or South end of the condominiums. Upon your departure please make sure all household trash is in the large outside containers.
WATER AND SEPTIC- The condominiums have a water well and septic system. DO NOT FLUSH anything other than human waste and toilet paper. No feminine products, diapers or paper towels should be flushed at any time. If it is found that any of these products have been flushed and clog up the system, you could be charged for the damages.*
MAINTENANCE- As property owners we do everything possible to keep all equipment in good working order. Please report all maintenance problems by calling 970-335-9076. If it is after hours please leave a message that includes the issue. Management reserves the right to perform interior maintenance during your stay if necessary. In the event maintenance must be performed, we will do our best to do so without inconvenience to you.
INCLEMENT WEATHER POLICY/ROAD CONDITIONS – Though we wish you a wonderful stay with wonderful weather, it cannot be guaranteed. No refunds will be given in the event of inclement weather, lack of snow or poor skiing conditions. Mountain roads can be curvy, steep and icy. As long as the road between Durango and Cascade Village is open at the time of arrival, we do not refund due to road conditions.
RATE CHANGES- Rates are subject to change without notice.
FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS- Any exceptions to the above mentioned policies must be approved in writing in advance.
HOLD HARMLESS AGREEMENT- This rental property is privately owned. The owners or management company are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners or management company are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
CREDIT CARD AUTHORIZATION- Upon reserving, the registered occupant understands and consents to the use of the credit card provided without original signature on the charge slip and that this Credit Card Authorization cannot be revoked and will not terminate until 30 days after leased premise is vacated. The registered occupant understands that by reserving this property, they are legally bound to this agreement. Charges may include but are not limited to: damages beyond normal wear and tear and excessive cleaning fees. We reserve the right to charge the registered occupants’ credit card if damage occurs beyond the amount of the security deposit.
